The Store Development Executive is responsible for driving new store openings by identifying and evaluating potential sites, negotiating lease terms with landlords, and managing lease agreements. This role requires staying up to date with the latest property market trends and maintaining strong networks with external property sources such as agents and developers. In addition, the role involves overseeing store planning, managing internal designers, and controlling costs related to construction, fixtures, and equipment. The executive will report directly to senior operations or management and work closely with cross-functional teams to ensure successful store development from site selection to store opening.
-Source, gather, and evaluate property information for new store locations (shopping malls, commercial units, shoplots, roadside locations, etc.)
-Build and maintain relationships with real estate agents, developers, property consultants, and landlords
-Conduct on-site inspections and location assessments, including analysis of foot traffic, surrounding environment, and competitors
-Prepare detailed location evaluation reports with rent comparisons and recommendations
-Negotiate lease terms, rental rates, and tenancy conditions with landlords
-Review and manage LOIs (Letters of Intent) and tenancy agreements, working with legal/advisory as necessary
-Handle lease renewals and renegotiations for existing stores
-Coordinate closely with internal teams (Operations, MD, Finance, etc.) during the store opening process
-Supervise in-house or external designers responsible for store layouts and interior planning
-Manage cost estimation and control for store construction, renovation, fixtures, and equipment
-Liaise with contractors and vendors for quotations, timelines, and quality control
-Oversee project timelines and budget to ensure on-time and cost-effective store launches
-Maintain and update a database of property listings, lease status, and landlord contacts
-Provide post-opening follow-ups and propose improvements for future developments
REQUIRED WORK EXPERIENCERequired
✓2–5 years of experience in property development, real estate, or retail store expansion
✓Experience in leasing negotiations and tenancy contract management
✓Familiar with location analysis and preparing site evaluation reports
✓Excellent communication and negotiation skills
✓Business-level English and Chinese(written and spoken)
✓Able to travel domestically for site visits and landlord meetings
✓Valid driving license and own transport
Preferred
-Experience in retail or multi-location businesses (especially drugstores or convenience stores)
-Knowledge of interior fit-out, construction, or fixture/equipment procurement
-Experience working with or managing design teams or construction vendors
-Japanese language proficiency (a plus if coordination with Japanese managers is required)
