JOB DETAILJob Details
1. Building Operations
・ Oversee day-to-day operations, preventive and corrective maintenance of all
building services, including HVAC, electrical, plumbing, mechanical systems,
fire protection, security, lifts, escalators, utilities, and car parking systems.
・ Develop, implement, and manage preventive maintenance programmes to
minimise downtime, extend asset life, and ensure service reliability.
・ Propose AEI as needed
・ Monitor and update the Building Management System when needed
・ Lead troubleshooting and technical escalation for breakdowns and system
failures in accordance with SOPs.
・ Be on-call to manage emergencies and critical service disruptions.
・ Ensure compliance with all relevant laws and regulations relating to building
operations, health, safety, and environmental requirements.
・ Coordinate statutory inspections / certifications, conduct emergency drills and
safety training
2. Leadership & Performance Management
・ Lead, supervise, train, and develop the Building Services team.
・ Manage work orders, prioritisation of tasks across mid-level management,
and emergency response workflows.
・ Conduct performance evaluations and ensure accountability and efficiency
across the team.
・ Drive consistent operating standards, service levels and quality across
commercial buildings
3. Vendor, Contractor & Project Management
・ Appoint, negotiate, and manage contractors, suppliers, service providers.
・ Supervise and coordinate outsourced works to ensure quality, safety,
timeliness, and cost control.
・ Manage / oversee the tender process, prepare recommendations, and
oversee awarded works.
・ Monitor performance of newly installed equipment and liaise with consultants
and suppliers on rectification if needed
4. Financial & Budget Management
・ Monitor and prepare departmental budget reporting vs expenses
・ Identify cost-saving opportunities, operational efficiencies, and energy
optimisation initiatives.
5. Tenant & Stakeholder Management
・ Respond promptly to tenant feedback, complaints, and service requests
・ Work closely with Leasing & Fit-Out to address tenant needs / issues
・ Attend meetings with tenants, authorities, consultants, and contractors to
resolve facility-related matters
・ Review and provide technical input on building and M&E designs for new
developments and tenant fit-outs if required
・ Monitor installation, testing, commissioning, and handover of all building
systems.
6. Sustainability
・ Promote sustainable building practices to improve energy efficiency
・ Monitor and manage sustainable practices and green certification reporting
・ Stay informed of industry trends, new technologies, and best practices
・ Lead new initiatives involving smart building systems and innovation to
enhance operational efficiency
7. Reporting
・ Prepare operational reports, service metrics, and improvement plans for
Management.
・ Perform other duties as assigned by Management.
REQUIRED WORK EXPERIENCERequired
✓ Bachelor’s Degree in Facilities Management, Mechanical Engineering, or a
related discipline.
✓ Minimum 8+ years’ experience in facilities or building management, preferably
commercial buildings.
✓Strong technical knowledge of HVAC, electrical, plumbing, mechanical, fire
safety, and building systems.
✓Proven leadership, project management, and organisational skills.
✓Strong communication and stakeholder management skills.
✓Ability to manage multiple priorities and perform under pressure.
✓Proficient in facilities management software and Microsoft Office
